PLEASE NOTE THAT THE TAP IN THE KITCHEN IS A QUOOKER BOILING WATER TAP.
THE LEVER IS A NORMAL COLD AND HOT WATER TAP. HOT WITH THE LEVER POINTING TOWARDS YOU. COLD TURNED ANTI-CLOCKWISE
PUSHING THE RING ON THE TAP TWICE AND TURNING IT ANTI-CLOCKWISE PRODUCES INSTANT BOILING WATER.
DO NOT UNDER ANY CIRCUMSTANCES PUT YOUR HAND UNDER THIS BOILING WATER.

PLEASE WASH THE OLIVE WOOD BOARD AND IMPLEMENTS BY HAND. DO NOT PLACE IN THE DISHWASHER.
TELEVISION
PLEASE DO NOT LOG OUT OF THE APPLE, NETFLIX OR PRIME ACCOUNTS. IF YOU DO THIS WILL PREVENT OTHER CLIENTS VIEWING FILMS ON THESE ACCOUNTS.

Air Conditioner/Heater
The controller for the central air conditioning system is in the sitting room, to the right of the entrance to the bedroom. Press the “ON/OFF” button to wake-up the control unit and then press again to start the air-conditioer/heater running. The temperature can be adjusted using the two buttons in the centre of the this panel.
- Mode is controlled by the M button. We recommend using either cooling (snow flake symbol) or heating (sun symbol).
- The speed of the fan is controlled by the fan symbol.
- The top right symbol can be ignored.
- The air-conditioning/heating unit can also be controlled from the Smart Life App on the iPad.
Boiling Water Tap
Please note the tap in the kitchen is a Quooker boiling water tap dispensing cold water, hot water and boiling water at the touch of a button.
Pushing the ring on the tap twice and turning it anti-clockwise produces instant boiling water.
There is an alarm attached to the tap to let us know that the filter needs changing. This is only every two or three years so it is unlikely to go off while you are here but if it does just press the black button the little box on the right-hand side of the cupboard under the sink and this will snooze the alarm. If you can let us know that it has gone of that would be much apprecieated.
DO NOT UNDER ANY CIRCUMSTANCES PUT YOUR HAND UNDER THIS BOILING WATER.
There is a good short introductory video here.
I am afraid a kettle is not provide due to space constraints.
Electricity
If the electricity goes off, check the main trip switch in the small cabinet in the bedroom. To open you push at the top and bottom of the cabinet door on the right-hand side and while it is a bit constrained by the bedside table there is sufficient room to access the trip-switch.
If the electricity goes off in the common parts of the building the main trip switch is in the cupboard to the right of the main door to the building.
In any event please contact Michael.

The main water stop cock is situated in the lower cupboard in the communal hallway.
Washer/Dryer
The washer/dryer has a lot of options but we would suggestion the cotton option as follows:
To wash only:
- Load machine with a maximum of 7kgs.
- Press On / Off button.
- Turn dial to Cotoni.
- Make sure that above Modalita, only the light next to Lavaggio (wash) is lit. (If Ascuigatura is lit, this means the mode is set to tumble dry only, if both are lit, then it is set to wash and then tumble dry) Otherwise, press Modalita until this is the case.
- Select wash temperature Tempuratura (I tend to use 30 degrees for white and coloured items, sometimes 40 degrees for whites if they are particularly dirty).
- The spin speed, Centiriguga defaults to 1600 = the fastest setting. I typically leave it at this but you can reduce it by pressing this button and watching the display.
- The wash time defaults to 2 hours 46 minutes but you can reduce this (and I usually do) by pressing the Risparmio Tempo button. (I typically reduce the time to the minimum of 0:54 for lightly soiled items, 1:28 for moderately soiled..).
- 8. Press the Avvio/Pausa button to set the cycle going (and again to pause it).
To tumble dry only:
- Load machine with a maximum of 4kgs (drum maximum half full).
- Press On / Off button.
- Turn dial to Cotoni.
- Make sure that above the Modalita button, only the light next to Ascuigatura (dry) is lit. Otherwise, press Modalita until this is the case.
- Then, on the top right you will see a time and a sun symbol. Press the top button, Ascuigatura automatica until the sun icon is half lit; I find this results in a good dryness. (If you want the fabric slightly damp, press until the sun icon is empty, if you want it really dry, press until the sun icon is filled in).
- Press the Avvio/Pausa button to set the cycle going (and again to pause it).
To wash and then dry on the same continuous cycle.
- Load machine with a maximum of 4kgs (drum max. half full).
- Press On / Off button.
- Turn dial to Cotoni.
- Make sure that above the Modalita button, BOTH the light next to Lavaggio AND Ascuigatura are lit. Otherwise, press Modalita until this is the case.
- Select wash temperature Tempuratura (as above I tend to use 30 degrees for white and coloured items, sometimes 40 degrees for whites if they are particularly dirty).
- The spin speed, Centiriguga defaults to 1600 = the fastest setting. I typically leave it at this but you can reduce it by pressing this button and watching the display.
- Then, on the top right you will see a time and a sun symbol. Press the top button, Ascuigatura automatica until the sun icon is half lit. The total wash and dry cycle time with these settings is usually around 6 hours.
If you want to delay the start, press the Partenza Ritardata button until the delay interval that you want shows.
Full instructions can be found in the manual here.
Flood Barrier
If the flood barrier is in place on your arrival, please do not remove it or adust it. Thank you.
Information about Venice
This guide cannot be fully comprehensive about the city of Venice. A city on which possibly more words have been written than any other city in the world. However, I have tried to provide the most useful information that you might need during your stay. If you cannot find it here Google is likely to provide the answer.
Of course you can also always drop me a mail, I might be able to help.
Useful telephone numbers & web sites:
Activities
Somebody once said "it takes a life time to know Venice". We have spent about 20 weeks on Venice and have only scratched the surface.
I won't bother covering the obvious here; St Mark's, Ducal Palace, Scuola Grande, Acadamia, Murano, Burano etc but will touch on some of the less obvious.
Torcello
A visit to Torcello, The Church of Santa Maria Assunta and lunch at Locanda Cipriani is a must. Torcello is where it all started. The first island inhabited by the Veneti around 452.
Torcello is a delightful barely inhabited (just 12 permanent inhabitants) island, a world a way from St Mark's. We find it an enchanting, magical place.
For details of Locanda Cipriani please see my review on the restaurants page.
Cinema
The Multi Sala Rossini is less than 10 minutes from the apartment, often showing international films in the original language.
The What3Words location is native.belonging.awaiting.
Photo walks
Fabio Bressanelo offers photo walks for €150 up to 2 people (€50 per extra person)
Or photo tours in a boat at sunset for €400 for up to 12 people

San Francesco del Deserto
San Francesco del Deserto was visited by St Francis of Assisi in the 13th century and can be visited but only as part of a guided tour.
It is also possible to experience the prayer, reflection and life of the friars by staying for a few days.

Orto di Venezia
The vineyard of Orto di Venezia is open for visits and wine tasting from 10:00 - 12:30 and 14:30 - 18:00. Closed on Wednesdays. Reservation by e-mail. Cost is €20 per person or €50 for tasting 3 millésimes
See their web site ortodivenezia.com for more details.
Church of Santa Maria dei Miracoli
This delightful little church is one of the hidden gems of Venice and is well worth a visit, located in the southern part of Cannaregio, the church contains some beautiful art works and an exquisite interior.
Part if the chorus group of 19 churches, a pass can be pought for all 19 for €14.
See the Chorus Group Web Site for more details.
Kayaking
Kayaking around the canals of Venice can be a fun ativity, especially if you have teenager children that you want to keep engaged with the wonders of Venice.
We did this with our teenage son a few years ago and it was a lot of fun.

Gardens
Monty Don did a wonderful program on the gardens (some public, some private) of Venice, which can be seen on the BBC iPlayer. Though it may not be available when you read this!
Here are a few of the gardens he featured.
Maze on San Giorgio Maggiore: tickets for The Borges Maze can purchased at visitcini.com.
Public Garden Giardini Real: This little green haven in the heart of San Marco is well worth a visit. Free to enter and generally over-looked by the tourist who flock to Venice each day. The What3Words location of the entrance is starter.chill.export.
Palazzo Nani Bernardo. Unfortunately the garden is private (unless hiring the palazzo for an event). The palazzo has a web site so you can get a peak here. Its What3Words location is happen.jetting.voltage.
Visit St Giorgio Maggiore towards sunset, take the lift up to the top of the campanile and watch the sun set over Venice.
Peronally we would suggest you don’t bother with a gondola ride (in 20 odd trips we never have but maybe we are tourist snobs!). Take the Traghetto from the Salute (Gondola Traghetto Dogna) to St Marco, just outside Harry’s. You experience a gondola for €2! There are at least 10 traghettos across the Grand Canal.
Finally do visit the Libreria Acqua Alta: A delightful book shop with books piled everywhere, including in a gondola. I defy anyone not to leave without buying a book!
Restaurants
There is also a restaurant section on the web site with an interactive map and the reviews below. It can be found here.
There are literally hundreds of restaurants in Venice; TripAdvisor lists 1,440 (as of October 2024; that's 321 more than there were in September 2023) on its site.
This article from The FT is a great guide the delights of cicchetti. For the best cicchetti go to Schiavi.
The following are some of our favourite restaurants and bars in Venice.
Also don't forget our agent's, Truly Venice, recommendations.
I have also created a Google List where you can view the restaurants in Google Maps. The list can be accessed here.
Cafes and Pasticceria
A word of warning, be careful where you go for your espresso and paste, some of the bars in the more touristy areas will rip you off. In November 2021 I paid €5 for a not particularily good café doppio in a bar just off the fish market, when that morning after my run I had paid €3.30 for a double espresso and a paste.
Further, go to the more "up market" places and expect to pay nose bleed prices for your coffee. Cafe Quadri on Piazza San Marco charged me €12.00 for an espresso and €14.00 for the same at the Bar Dandolo in the Danieli. Florian's charges €11.50 for a cappuccino, though this drops to €5.50 at the bar inside.
In the immediate vicinity of the apartment we can whole heartedly recommend the coffee at Bar Ducale.

This truly historic cafe has been serving visitors since 1720. It is the most extraordiary place. Make sure you take one of the small tables at the back where the price of a cappuccino drops from €10.50 to €5.00. Our favourite is through to the back in the corner and to the right next to the display cabinet.
Florian's does serve breakfast, brunch (€60) and light snacks but for us this is the place to go for a faultless caffe doppio or capucino and the occassional cheese and ham toasty (sublime) or evening spritz. That is why it is in the cafe section here.
You can find the menu here.

This super chic newly opened (September 2024) cafe and restaurant is a welcome addition to the Venice cafe and restaurant scene. We have only had coffee and pastries, so that is why it appears here. We enjoyed a delicious coffee (though to be honest it is hard to get a bad coffee in Venice) and cake and the service was great. Situated in the garden and part of the Ground Floor of the Palazzo Franchetti the Moro Cafe is set to become one of THE places in Venice. Highly recommended.

Harry's is probably the most famous bar in the world. I adore this place. It is not cheap but the drinks and food are superb and the service as close to perfection as you could want. The dishes are all Italian, Venetian or Harry's classics (they invented beef carpaccio after all). All the dishes are perfection or have been on the numerous occassions we have eaten here. But you will pay, so be prepared. That said I can assure you will want to come back the next time you are in Venice.

This is a little but atmospheric bar (with a restaurant attached) not far from the apartment, which we tried when we arrived late in Venice one evening. The initial impression was that it was a little sleazy and the music a bit loud but we ended up really enjoying our Americanos (cocktail not coffee). The service was just lovely and the pizza snack just what we needed.
There is a restaurant and a hotel attached to the bar. Neither of which have we tried. The restaurant is quite highly rated on TripAdvisor.

Grancaffè Quadri was first opened in 1638 and was purchased by Giorgio Quadri in 1775, so this place oozes history. However it is not cheap. Indeed it served me, in October 2020, the most expensive, at €12.00, double expresso I have ever had. So check the menu here before you go to avoid having a heart attack when they present the bill. If it is open I would still go to Florian's.

Il Ridotto is a one star Michelin Restaurant and rightly so in our opinion (though Andy Hayler doesn't agree). We really enjoyed our meal here in March 2022 when we tried the five course vegetarian tasting menu. Everything is done with care, from the fabulously mixed Americano to the food to the service. The head waiter missed it a little, and used the word "enjoy" as a sentence a little too often but our waitress (a student studying film at Venice University) was delightful. This is not a cheap restaurant and a meal for two came in at €250 but if you are into your food and have had enough of authentic Venetian, Il Ridotto is highly recommended.
The restaurant only has about 20 covers so booking is not only essential but required, either online or by telephone on +39 (0)41 520 8280

They prepared a simple vegetable pasta dish for us, without demure and the rosemary panna cotta, tiramisu and coffee that rounded off the lunch were delcious.
We got the impression that it was frequented by a lot of locals. Being 1.8km/23 minutes from the apartment, one would probably not make a special trip but if you find yourself in this part of Venice, we would highly recommend it.

Locanda Montin is a bit of a Venice institution and has barely changed, according to friends of ours, in 40 years (they have been coming to Venice since the 1980's). And this unassuming place has been visited by many of the famous from the world of arts (Amedeo Modigliani, Erza Pound), politics (President Jimmy Carter) and entertainment (Uto Ughi, Mick Jagger). This delightful restaurant was recommended to us by our architect who is helping with the renovation of our apartment. This restaurant has the most wonderful (and enormous) garden. The service is very good and the food amazing particularly if you like fish. At €50 a head (including a two bottles of wine among the five of us) I don't think Montin can be faulted.
That said, the more recent reviews on Trip Advisor are quite lukewarm but we very much enjoyed our first visit in June of 2022.

Again we stumbled upon this delightful little bistrot and bookshop while in the Cannaregio visiting the churches of Santa Maria dell'Orto and the Chiesa di San Marcuola. By the side of the rio della Misericordia this little restaurant may not be everybody's cup of tea but it hit the spot for us, with deliciuous vegan and vegetarian crostini and main dishes to enjoy while whatching canal life go by. Rounded off with great vegan/vegatarian puddings and delicious.

This delightful little restaurant is less than two minutes from the Frari and yet you could very easily miss the entrance to the Calle Stretta Lipoli at the end of which it lies, as the entrance to the Calle is tiny and on a kink by a caffè & wine bar Adagi. I was looking for a restaurant for lunch, while our friends visited the Frari and the Scuola Grande (two must do's on a first trip to Venice), and this little restaurent is rated 8th out of 1,444 restaurants on TripAdvisor and as it turns out deservedly so. The restaurant is incredibly good value (€10 for a fish soup my wife is still in raptures about! Though the price has increased since €22!). When you visit the Frari, this is the restaurant for your lunch stop!

TEMPORARILY CLOSED UNTIL MAY 2025 FOR REFURBISHMENT.
Locanda is still family owned by the Cipriani family as it has been since 1934. Serving guests for over 80 years, the only restaurant where Queen Elizabeth and Prince Philip ever dined in a private capacity. Where Hemingway stayed for a whole season and where he wrote "Across the River and Into the Trees". For a full history of Locanda visit the web site.
Locanda is a delight and I think as close to perfection that you could come to for a restaurant. We cannot believe that after nearly 20 years of visiting Venice, our visit in November 2021 was our first.
Torcello is a sublime little island and the 10th century basilica di Santa Maria Assunta is truly special. Combine this with a trip to Murano, Burano and (if you start earlier enough) Mazzorbo. Really not to be missed.

We love visiting Torcello and with Locanda Cipriani closed, we decided to try del Diavolo and are very glad we did. Superb service (for example we wanted to share our starter of artichoke cream and it arrived on two plates beautifully presented) and the food was wonderful. Our shared starter, two main courses and shared pudding, delicious breads, two glasses of wine, water and tea and coffee came to a very reasonable €50 a head.

This absolutely fantastic restaurant and wine bar was founded by brothers Alberto and Dario Spezzamonte in 2014. Serving modern Venetian cuisine, the food, wine, service and restaurant are almost fautless. Very close to the Frari and Scola Grande.
Along with Artisti, this is another must go to in our opinion. Booking essential (so they say!)

We are very lucky to have this lovely cicchetteria only 10 minutes from the apartment. Serving a wonderful selection of cicchetti (just point and say "uno di questi" [one of those]) and wine by the glass. Schiavi is also a wine merchant with a selection of more than 100 wines.
We have lunch here at least a couple of times a week when we are in Venice.
If you stop by here don't forget to take the opportunity to see the Squero di San Trovaso, a 17th century boatyard, one of the oldest in Venice, where Gondole are built and repaired.

Just down the Fondamenta from Schiavi (opposite Squero di San Trovaso, the oldest working boat yard in Venice, which opened in the early 1600's) you will find the smaller and less famous Osteria Al Squero. Al Squero is friendlier, less expensive (though with a smaller selection of cicchetti) and a younger vibe (there is an art school a few meters from Schiavi and Al Squero at Fondamenta Nani 1073). It is difficult to choose between the two.

Just next to the Scuola Grande and included here for that reason, as the Scuola is on most people's list on a first time visit to Venice. If you need a little cicchetti and a glass of wine, after taking in the wonders of the Scuola Grande, we can recommend Adagio. A small selection of cicchetti and wine and beer by the glass.
It is highly rated on Tripadvisor, so we obviously not alone in liking this little place.

Cips Club is whole different level of price point, and to be honest it is not worth it. One can take the complimentary private Cipriani transfer from St Mark's to the restaurant, which is lovely and you walk through the hotel gardens, which are delightful, to access the restaurant. The views of St Mark's and the Doge's palace are stunning and the service is lovely (if not on the level of Harry's) but the food is not particularily special. Don't get me wrong it is all right but at €200 a head for three courses, wine, water and coffee, you going to want to have deep pockets to do this more than once. I wouldn't!
We were lucky enough to get a tour of the public parts of the hotel and it is a huge complex but in definite need of a refurbishment. Even if I was in this league I wouldn't stay here.

The Osteria Venissa is an adjunct to its fine dining cousin Venissa and the setting, service and food cannot be faulted. The restaurant is situated on the little known island of Mazzorbo but is joined with its more famous neighbour, Burano, by a wooden footbridge.
The only "mistake" was that my son's (who is vegetarian) tempeh dish just didn't work. But we would still definitely go back.
The Osteria Venissa cannot be faulted and at €53 a head (including a glass of Venissa Bianco 2015 at €25, I had to try it and to be honest I am not sure what the fuss is about!) Venissa is a bargain. If you are in Venice for a few days, we would recommend eating here and at Locanda Cipriani on Torcello (see above).

Al Gatto is well known and has a reputation for superb fish dishes. We had last been back in February 2011 and went back this time when our son visited us for a few days. The setting was lovely, we were seated in the courtyard to the rear and the greeting delightful. The restaurant was very busy.
We had three mixed grilled shellfish (my wife had this as a main) and two fish main courses, two salads and two mixed vegetables. Along with two bottles of water and four glasses of wine.
The service was a little chaotic, my starter was forgotten and therefore didn't arrive until my son had finished his. We received two salads, when we had ordered one. They forgot to charge for my son's second glass of wine.
The bill came in at €248. I thought that this was a bit toppy to be honest, for lunch. Would I go back, probably not, my wife probably would.

Harry's is probably the most famous bar in the world. It is now more a restaurant and the bar is quite small and to some extent you have to take pot luck as to whether will room for you to stand, have a cocktail and be able to soak in the atmosphere. If you go early enough (6 or 7 o'clock) you might even be seated at a table, the place is less atmospheric. Don't feel obliged to have Bellini, have what ever is your favourite cocktail, as long as it is on their cocktail menu. Please note they will not serve wine as an aperitivo apart from champagne and prosecco.
